Buying Tip


Reasonable financial arrangement

Choose a property is suitable with your financial ability, should only borrow up to 30% of property total value.

All the debt that we pay every month should not exceed 36% your income (before taxes) because the remaining money can cover the cost of life: electricity, water, food, schoolchildren, children, etc.


List of "needed" and "unneeded" things

List all the features must have in new homes and other around the house, as well as things that you want to avoid.


Do not hesitate to use technology

Today, the technology develops so fast, most people with housing demand begin to seek the information from the Internet. The websites of reputation real companies are great place to start your search process.


Look for:

Pictures and description of the properties about the surrounding area

Information about the real estate companies in that area.


Establish good relationships with Sales executive

Buying and selling period is the most difficult period to make the right decisions thus establishing a relationship with a Sales executive in reputable real estate company will be a good buffer during the real estate purchase until you are satisfied with a property.


Find out all necessary information about the property you want to buy.

For townhouse:

Documents are valid?

The most important document of a house or land is the "certificates of ownership", also called “red book" or "pink book" so the buyers should require to look carefully these documents. However, the buyers should not only care about the "red book" or "pink book". They should also see the construction certification, drawings, etc. Actually, many buyers are in trouble with the government because of no construction certification.

Update your home planning status: current and future planning status? You should visit People's Committee of that ward to verify this formation. Do not only care about the "red book" or "pink book".


For land:

Land use right certificate? Land use has shifted yet? Residential land or agricultural land?

You come to the People's Committee of that ward to ask the planning information? The land is disputed or not?

If buying a land in a large area, owned by one person, you should note the limitation of the prescribed minimum area as separate parcels of residential land and agricultural land in the area.


For apartments in projects:

Apartment is under construction:

If you buy an apartment in the project, you will be very difficult to imagine the layout of the room. Therefore, you should go visit the model apartment before deciding to buy.

When will the developers transfer the apartment? Buyers should read the terms of the penalties for delayed delivery of both sides (the developer & the buyer).


Before deposit, the buyer should carefully read and understand all the terms detailed in the contract to avoid lawsuits or disputes later.

The Buyer should also note a deposit to buy apartments only a promise of selling by investors. The legalization is recognized only when both parties sign a purchasing contract after completion of building construction.


Finished apartment and put to use

Are there parking area? Ask the owner about the parking area: how many cars/motorbikes per apartment can park in the parking area. If it is charged, how much is the cost per month?

Maintenance schedule of the buildings? Cost/month or year? Service charge? Etc. Many buyers do not pay attention to those fees. Until moved in, they feel headache because the fees are too much.

How is electricity and running water? Stable or not? You should ask the people who live in that building about this matter.
